The Challenge

Keystone operates in the New York luxury real estate market, where buyers expect white-glove service but increasingly start their search online. Static photo galleries and floor-plan PDFs weren't differentiating — every brokerage had the same tools, and buyers toured dozens of properties before committing.

Keystone's agents spent hours on tours with buyers who were never serious, while genuinely interested buyers couldn't get enough spatial context from photos to prioritize which properties to visit first.

Our Approach

Discover

We designed an immersive listing experience that lets buyers "walk through" a property before scheduling a tour. The goal wasn't VR novelty — it was decision confidence. Buyers who felt a property's scale, light, and flow online were more likely to request tours and less likely to waste agent time.

Spatial navigation was key: users move through rooms naturally (scroll or drag), with ambient audio (city sounds, room tone) reinforcing the sense of presence. Real-time availability overlays show open house slots and agent contact without breaking immersion.

What We Built

A WebGL-powered listing platform rendering photorealistic 3D walkthroughs from Matterport scans, with spatial scroll navigation and room-by-room transitions at 60fps on desktop and 30fps on mobile.

Ambient audio layers per room (kitchen sounds, bedroom quiet, terrace wind) toggled by user preference, with full mute accessibility.

Real-time availability overlays integrated with Keystone's CRM — buyers book tours directly from the walkthrough without navigating to a separate scheduling page.

Tour requests increased 145% across listings with 3D walkthroughs versus photo-only listings. Average time on market dropped 31%, as buyers arrived at tours pre-qualified and more decisive.

Agent-reported "unserious tour" rate dropped 28%. Keystone expanded the platform to their entire NYC portfolio within 4 months and is licensing the technology to partner brokerages.
